Trust Deed Investing is a tried and true formula for safe and profitable income generation, though most people have not had the opportunity to learn about this form of investment. NorCal Capital Management makes the process simple for investors: we find the loans, qualify the borrowers, assist with the necessary paperwork, and even service the loan for you. In this manner, you as the investor are able to choose the Trust Deed that you want to fund, then receive monthly income from the investment.

The process works as follows:

  1. Borrower Requests Loan and Submits all Documents to NorCal;
  2. Norcal Confirms the Viability of both the Borrower and Property;
  3. The Investor is Introduced to the Project and Makes a Commitment;
  4. Investor Wires Capital to Escrow and Loan is Funded. Deed of Trust is Recorded with the County;
  5. NorCal Services the Loan and Sends Monthly Checks to the Investor.

As an Investor, you can fund the entire amount of a Trust Deed or as little as one-quarter of the loan amount. This is known as a Fractionalized Interest, and it's a great way to get started in Trust Deed Investing, or to diversify your investment across several Trust Deeds.

NorCal Prides itself for thoroughly vetting the Trust Deed Investments it provides. Each Investment is secured by a real estate asset at no more than 60% of Loan-to-Value ("LTV"). A typical NorCal Trust Deed Investment has the following qualifications:

  1. Loan is secured by a Deed of Trust in first position;
  2. Loan amount rarely exceeds 60% of the property's value;
  3. Borrowers have verifiable income, assets, employment and good credit (our average borrower's credit score is 687);
  4. Interest rate is typically 10% to 13%;
  5. The term of the loan is only six months.

There are some exceptions: Sometimes NorCal will offer its borrowers Equity Financing, where the Trust Deed Investor receives a portion of equity upon the sale or refinancing of the underlying collateral. Such investments may pose a slightly higher risk, but can yield 20% annually.
